APPOINTMENT OF PROPERTY MANAGER

JOB DESCRIPTION

OVERVIEW OF POSITION

The Property Manager position is a key position within a diverse and privately owned rural estate.

Working closely with the resident family directors, this role will ensure effective property management across the businesses.

THE POSITION

You will be responsible for assisting with the management of circa 30 units to include residential and commercial units; providing first class service to both the owners and tenants.

• Demonstrate all elements of property management – ranging from Heritage Grade I Listed Property(s) to residential refurbishment schemes.

• Property inspections.

• Drafting and managing repair schedules.

• Managing multiple contractor instructions.

• Preparing feasibility studies and planned preventative maintenance programmes.

• Advising and working with others on alternative enterprise schemes

• Preparation of and updating work schedules/records

Demonstrate the ability to manage tenancies and let property to include:

• Arranging relevant quotations with contractors for more complex works.

• Assistance where required with marketing properties to let including advising on market value, marketing, arranging photography and floorplans, undertaking viewings.

• Negotiating rent reviews.

• Overseeing estate insurance policies and liaising with external brokers

• Assisting with ad-hoc licenses.

Responsibility for maintenance and delivery of all property compliance, reporting and management of the property terrier and related software.

Involvement in cash-flow management and knowledge of estate budgets and cashflows as they relate to property along with managing property rent arrears.

The Estate is regularly utilised as a filming location and previous experience/involvement in this form of diversification would be useful.

Managing day to day workload of property repairs/Improvements with external contractors.

Coordinating and attending monthly board meeting – to include external professional advisors as required.

Answering phones as part of the wider estate office team.

In addition to the tasks described above, the successful candidate may be required to perform other duties, as reasonably required.

THE CANDIDATE

Experience of ARLA or AssocRICS qualified would be useful.

A good working knowledge of RRA and of MEES - working with external advisors as required.

Essential to have CDM training with a good understanding of relevant legislation.

Excellent organisational, coordination and time management skills.

Ability to work effectively with individuals at all levels, developing and maintaining good working relationships with excellent verbal and written communication skills.

A clear understanding of the principals and practice of good customer care.

Self-motivated, confident and able to use their own initiative with a clear ability to multitask and to work accurately and effectively under pressure.

Team player with a flexible and positive attitude, committed and willing to get involved with a good understanding of team dynamics.

A working understanding of farming and forestry – and associated grant schemes – would be desirable but again working with external consultants as required.

Exercise confidentiality and discretion at all times

Clean driving licence.

Job Type: Part time | 0.6 FTE

Pay: Expected to be in the region £45,000 gross per annum.

Ability to commute/relocate: South Oxfordshire: reliably commute or plan to relocate before starting work (required). Residential accommodation could be available by negotiation.

Work Location: In person based at The Estate Office Thame Area Oxfordshire.
